General Terms and Conditions – Friese Meren Villa’s
(Version October 2025 – based on the RECRON conditions for holiday accommodations)
Welcome to Friese Meren Villa’s.
We believe it’s important that you know exactly what to expect when booking with us.
That’s why we’ve written these terms in clear and understandable language. Together with our Park Regulations, they form the agreement between you and Friese Meren Villa’s.

1. Definitions

Guest: the person who makes the booking and enters into the agreement with Friese Meren Villa’s.
Co-guests: the persons who stay in the accommodation together with the main guest.
Accommodation: the villa or lodge rented for recreational use.
Operator: Friese Meren Villa’s or the property owner represented by us.
Agreement: the rental contract between the guest and the operator.
Park: the holiday park where the accommodation is located.
Park Regulations: the rules ensuring a safe and pleasant stay at the park.
Rental Amount: the total rental price, including any discounts and excluding additional costs.
Security Deposit: an amount held as a guarantee against possible damage or extra cleaning costs.

2. Applicability
These terms apply to all bookings and agreements made via Friese Meren Villa’s.
By placing a reservation, you agree to these terms and the Park Regulations.
We may amend or supplement these terms. If changes affect your stay, we will notify you at least 30 days in advance via our website or by email. Minor updates that do not affect your booking may be implemented immediately.

3. Booking and Confirmation
An agreement is concluded once Friese Meren Villa’s has confirmed your booking in writing (by email).
Age Requirement
The main guest must be at least 23 years old. Additional conditions may apply to younger guests.
Online Booking
When booking online, you accept these terms, complete the required details, and confirm via “Place your booking.”
You will receive an email confirmation immediately after your booking is processed.
If you do not receive a confirmation, please contact us — without it, your booking is not valid.
Telephone Booking
When booking by phone, the agreement is concluded once you verbally confirm your reservation.
Payment Overview
After booking, you’ll receive an overview with the total amount and payment terms. Please check this carefully and report any errors within 24 hours.
No Right of Withdrawal
The legal cooling-off period (right of withdrawal) does not apply to the rental of holiday accommodations. Once booked, your reservation is binding.

4. Cancellation of the Agreement
Cancellation by the Guest
You may cancel your booking in writing or by phone.
After cancellation, you’ll receive a confirmation stating the applicable cancellation fees.

92–62 days before arrival	50% of the rental amount
62–31 days before arrival	75% of the rental amount
31 days to the day of arrival	90% of the rental amount
On the day of arrival or later	100% of the rental amount

We strongly recommend arranging your own travel or cancellation insurance.
Cancellation by Friese Meren Villa’s
In rare cases, Friese Meren Villa’s may cancel a reservation due to force majeure (such as fire, water damage, bankruptcy, double booking, or government measures).
If this happens, we will offer an equivalent alternative accommodation where possible.
If no suitable alternative can be provided, the full amount paid will be refunded.
No further compensation can be claimed.

5. Payment and Security Deposit
25% of the total amount is due within 14 days after booking.
The remaining balance must be paid no later than 8 weeks before arrival.
For bookings made within 8 weeks of arrival, the full amount must be paid immediately.
If payment is not made on time, Friese Meren Villa’s reserves the right to cancel the booking and apply the cancellation policy.
The security deposit will be refunded within 7 working days after departure, provided there is no damage or outstanding balance.

6. Obligations of the Guest
You and your fellow guests must comply with these terms and with the Park Regulations.
The main guest is responsible and liable for the conduct of all co-guests and visitors.

7. Use of the Accommodation
Your accommodation will be delivered clean and in good condition.
Please report any issues to the reception immediately so we can resolve them.
Treat the accommodation, inventory, and garden furniture with care. Leave the property tidy upon departure.
Any damage or extra cleaning costs may be deducted from the deposit.
The accommodation is intended for recreational purposes only.
Permanent residence or business use is not permitted.
The maximum number of persons allowed per accommodation may not be exceeded.
Visitors or overnight guests are only permitted with prior approval from reception.
Pets are only allowed in designated accommodations and must be registered in advance.
Failure to comply may result in termination of your stay without refund.

8. Park Facilities
All facilities are for the use of Friese Meren Villa’s guests.
We aim to make them available year-round, though maintenance or weather conditions may affect opening times.
Use of any facility is at your own risk.
Jacuzzis and saunas are intended for private recreational use only.
Children may use these facilities only under adult supervision.

9. Arrival and Departure
Arrival and departure times are listed in your travel information and on our website.
Late arrival or early departure does not entitle you to a refund.

10. Complaints
If you experience an issue during your stay, please report it immediately to the reception so we can resolve it quickly.
If the issue is not resolved to your satisfaction, you may submit a written complaint within two weeks after departure via info@friesemerenvillas.nl.

11. Prices and Promotions
Discounts and promotions cannot be combined.
Promotions do not apply to existing bookings.
We reserve the right to adjust prices if taxes or government charges change.

12. Liability
Friese Meren Villa’s is not liable for loss, theft, injury, or damage to personal belongings, regardless of the cause.
Use of accommodations and park facilities is entirely at your own risk.
We are not liable for:

Temporary interruptions of utilities, Wi-Fi, or appliances
(Construction) work or noise in the vicinity
Natural conditions, weather influences, or disturbances by wildlife
Circumstances beyond our control, such as storms, pandemics, or government actions

The guest is liable for all damage caused to the accommodation or park during the stay, regardless of who caused it.
In the event of force majeure, guests are not entitled to compensation or refunds.

13. Privacy
We handle your personal data with care and in accordance with our Privacy Policy, available on our website.
Your information is used only for processing your booking and related communication.

14. Applicable Law
All agreements are governed by Dutch law.
Disputes will be submitted to the competent court in Leeuwarden, unless the consumer opts for another competent court within one month after being informed of this clause.

15. Other Provisions
Please ensure that your contact details are always correct.
Changes to your address, phone number, or email must be communicated to Friese Meren Villa’s immediately.
By placing a reservation, you confirm that you have read and agreed to these Terms and Conditions and the Park Regulations.

Park Regulations – Friese Meren Villa’s
(Version October 2025 – in accordance with RECRON guidelines)
Welcome to Friese Meren Villa’s.
We want you to feel at home and enjoy a carefree stay.
These regulations help us maintain peace, safety, and respect for both guests and the environment.
By booking and staying at the park, you agree to these rules.

1. Arrival and Departure
Arrival and departure times are listed in your travel information and on our website.
Upon departure, please leave your accommodation tidy and in good order:

Sweep or vacuum the floors
Empty and clean the dishwasher
Return clean dishes and inventory to the cupboards
Remove bed linen and place it in the hallway
Empty the refrigerator, freezer, and cupboards
Turn off lights, close doors and windows, and set heating to 17°C
Dispose of waste in the appropriate containers

If the accommodation is not left in proper condition, additional cleaning costs may be deducted from the deposit.

2. Visitors
Visitors are welcome but must register at reception upon arrival.
They must leave the park by 23:00 unless otherwise agreed.
Overnight stays must be registered in advance and may incur additional charges.
The main guest remains responsible for all visitors.

3. Energy and Electric Vehicles
Electric cars may only be charged at accommodations equipped with an official charging station.
Charging via regular sockets or other outlets is not permitted.
Violation may result in deduction from the deposit.
Electric bikes or scooters may be charged using designated sockets near or inside the accommodation.
It is not permitted to connect cooling units, beer taps, or similar equipment to the power supply.

4. Use of the Park and Accommodation
Each villa or lodge has a unique interior.
Indoor furniture must remain indoors and may not be moved between accommodations.
Smoking inside is strictly prohibited.
Please store garden furniture, toys, and bicycles when not in use.
Placing tents, campers, caravans, satellite dishes, (inflatable) pools, or mobile jacuzzis is not allowed without written permission.
Drone use and professional photography are only permitted with prior approval from Friese Meren Villa’s.
Garden Furniture
Garden furniture belongs to the accommodation and has a fixed or securely anchored position.
Guests are responsible for using it properly and ensuring that no furniture, cushions, or objects fall into the water.
Any damage or pollution caused by loose furniture will be deducted from the security deposit.

5. Boats and Moorings
Boats may only be moored at the private dock belonging to your accommodation.
Use of other moorings is not allowed.
Secure your boat properly and store floating items (such as inflatable boats or rings) indoors during the night or bad weather.
Damage caused by drifting objects is at the guest’s expense.
Boat trailers may not be parked near the accommodation but can be stored in a designated area by arrangement.
Vehicles exceeding 2,500 kg axle weight are not permitted on park roads. A fine of €500 plus repair costs applies for violations.

6. Pets
A maximum of two pets are allowed in designated accommodations.
Pets must always be kept on a leash, except inside the house.
Dogs may only be walked in designated areas or outside the park.
Owners are fully liable for any damage or pollution caused by their pets.
Unauthorized pets may result in termination of the stay without refund.

7. Hygiene and Waste
Keep the park clean and tidy.
Use the appropriate waste containers and never place bags beside them.
Do not leave food waste, large items, or household appliances on the park grounds.
Feeding animals or birds, and damaging trees or plants, is prohibited.

8. Keys and Passes
Lost keys or passes will incur a replacement fee (€150 per key).
All keys and passes must be returned to reception upon departure.

9. Peace and Behaviour
Please respect other guests.
Quiet hours are between 23:00 and 07:00. During this time, loud music, parties, or noise are not allowed.
Even during the day, please avoid disturbing others.
Public intoxication and alcohol consumption outside the accommodation are prohibited.
Group parties or student stays are only permitted with prior written consent.

10. Maintenance, Malfunctions, and Access
We maintain the park with great care.
Maintenance work or temporary closures may occur when necessary.
In emergencies, staff may enter the accommodation without prior notice.
Any malfunctions will be resolved as quickly as possible.
Friese Meren Villa’s cannot be held liable for temporary inconvenience required for safety or maintenance reasons.

11. Parking
Each accommodation typically includes two parking spaces.
Parking on grass or along roads is prohibited.
Visitors must park outside the park.
Vehicles parked in violation may be removed at the owner’s expense.

12. Safety and Barbecues
Always follow the instructions of park staff.
The maximum speed within the park is 10 km/h; pedestrians and children always have priority.
Open fires are strictly prohibited.
Barbecuing is only permitted using gas or electric grills, at least 3 metres away from buildings or vegetation.
Charcoal, briquettes, and lighter fluids are not allowed.
Always keep a bucket of water or fire extinguisher nearby.
Use of jacuzzis, saunas, and wellness facilities is at your own risk.
Always follow the instructions in your accommodation and supervise children at all times.

13. Prohibited Activities
It is not permitted to:

Use or possess (soft) drugs in, around, or near the accommodation
Use alcohol outside the accommodation or be publicly intoxicated
Possess weapons, fireworks, or torches
Distribute advertising or sell goods
Place pools or inflatable jacuzzis
Conduct business activities
Take commercial photos or videos without permission

14. Lost and Found
Found items can be handed in at reception.
We store found property for one month.
Return shipping is at the owner’s expense (minimum €15).

15. Violations
If guests fail to follow these rules or cause disturbance, they will first receive a warning.
In serious or repeated cases, access to the park may be denied without refund.
An additional security deposit may be required after a warning.

16. Unforeseen Circumstances
In situations not covered by these rules, Friese Meren Villa’s will decide, always guided by fairness, safety, and mutual respect.
